When you’re building your first home, you get to make choices that really suit the way you live. From how the rooms flow, to where the sunlight comes in, to the storage that actually works for your family, it’s all up to you. When we built our first home, I loved every step. I still hope I get to do it again one day, because now I’ve got so many more ideas for making a home easy to clean and keep organised, which honestly makes day-to-day life so much simpler.
One of my favourite decisions back then was removing a hallway so we could add a wardrobe into our office. It gave us extra storage, but also turned that room into an extra bedroom if we ever needed it. Little choices like that can make such a difference down the track.

How to Shape a First Home Floor Plan That Fits Your Family
That’s one of the biggest perks of a new build – you can tweak the floor plan so it works perfectly for your family’s routine. Whether it’s adding more storage, shifting a wall for better flow, or making rooms more versatile, you’re not stuck trying to make an existing layout fit your life. When you’re building with Metricon, you have the flexibility to make these changes from the start so your home works for you from day one.
Modern floorplans make this even easier. Open-plan living brings everyone together and makes the space feel bigger, while separate zones mean family members can enjoy different activities without getting in each other’s way. I love open kitchens that face into the living area so you can still chat while cooking. One thing I wish I’d done in a past renovation is position the stove so I wasn’t cooking with my back to everyone – it’s such a small detail, but it changes how connected you feel.
Support from your builder makes decisions easier
If it’s your first build, having the right guidance at every stage can make all the difference. Metricon has a step-by-step guide for first-time builders that walks you through the process, from picking your floor plan and choosing finishes to understanding what’s included in your build. It can help you see the big picture while still paying attention to the small details that make your home feel like yours.
Having this kind of clear, friendly guidance means fewer overwhelming decisions, more confidence in your choices, and a much smoother path from plans to move-in day.
What to look for in a floor plan to future proof your home
If you’re putting all this effort into your home, it’s worth making sure the layout will still suit you in years to come. Here are some ideas you might want to add to your list:
- Flexible rooms: Think about a study that could become a nursery, guest bedroom, or even a craft room later on. Adding a robe and a door gives you more options.
- Bedroom and bathroom downstairs: Handy for guests, or for you in the future if you don’t want to be climbing stairs as much.
- Storage where you need it: A walk-in pantry, broom cupboard near the kitchen, deep linen cupboard, and a mudroom or drop zone near the entry for bags, shoes and pet leads. These days, so many cleaning appliances need charging, so it’s worth making sure there’s a few power points in the broom cupboard with enough space to store and charge everything in one spot. You could even plan a hidden home for your robot vacuum so it’s out of sight when not in use but still easy to access when it’s cleaning time.
- Laundry that works hard: Bench space for folding, a hanging rail, room for baskets, and easy access to the clothesline or a covered drying area.
- Power and charging points: Extra outlets where you’ll actually use them, hidden charging stations in a pantry or mudroom, and data points for a home office or media room.
- Noise and privacy: Keep bedrooms away from main living spaces if possible. Add doors to separate noisy zones, or consider a teen retreat or second living area.
- Easy-to-clean finishes: Hard flooring in busy areas, durable benchtops, shower niches, and simple profiles that wipe clean quickly.
- Light and airflow: Position windows to bring in light and cross-breezes, but also make sure blinds or curtains can block out the sun when you need to.
- Energy comfort: Good insulation, the right glazing, and zoning for heating and cooling so you’re not conditioning unused rooms.
- Kitchen flow: Space for your favourite appliances, a bin near your prep zone, and easy pantry access when you’re unpacking groceries.
- Garage and shed storage: Shelves, hooks, and overhead storage for sports gear, tools, or seasonal items.
- Outdoor living: Shade, lighting, and space for outdoor cooking or entertaining so you can enjoy it all year round.
